Branson Tri Lakes Property Management  is a an independently owned and operated full-service property management business located in Branson, Missouri.  The Board of Directors selected Branson Tri Lakes because we believe they have a team that will provide the highest level of service to the Members of the Paradise Point Condominium Association.
 
General Duties and Responsibilities
 
The general duties and responsibilities of Branson Tri Lakes Property Management are to assist the Board in the operation and administration of the Association.  Branson Tri Lakes will furnish its best skill and judgement in regard to the management, operation and maintenance of the common areas as they are defined in the governing documents.  The Board of Directors, on behalf of the Association, exclusively posses the right, power, duty and authority for all financial decisions made for the Association.  The Board is responsible for enforcing the provisions of the governing documents and all contracts and agreements it entered into on behalf of the Assocation.
 
Technology
 
Branson Tri Lakes Property Management utilizes AppFolio property management software, which is cloud-based technology.  It will allow the Board of Directors to manage the Association more effectively and enhance the level of services to Members.
 
Scope of Services
 
Effective November 1, 2023 the scope of services provided by Branson Tri Lakes Property Management shall include the following:
 
Financial Management
  • Association Funds.  Take receipts of payments resulting from Assessments and other payments to the Association.  All payments received on behalf of the Association shall be deposited into the operating bank account.
  • Collection of Assessments.  To take action or to engage third parties  as may be necessary to collect unpaid periodic assessment payments which are due from Owners pursuant to the Declaration of Condominium.
  • Disbursements.  Payments and other necessary disbursements will be made regularly and punctually according to the procedures mutually agreed by the Association and Branson Tri Lakes.  Payments will be made from the proper accounts pursuant to the Governing Documents and other applicable federal and state law.
  • Financial Records.  Maintain account records for the Association including files, ledgers, journals and other records.
  • Transfer of Ownership.  Generate the necessary forms customarily used in real estate transaction in compliance with Missouri state law.  An administrative fee for ownership transfers and/or resale certificate disclosure fees will be payable to Agent by any new Owner at the close of escrow for each unit sold.
Property Management and Administration
  • Maintenance.  Periodically inspect the Common Areas under the Association’s control to ensure such areas meet the standards set forth in the Governing Documents or any other state and local laws.  Cause the common areas to be maintained according to the Governing Documents or other reasonable standards established by the Board.
  • Emergency Services.    Branson Tri Lakes provides 24/7 emergency services.
  • Service Request.  Record and investigate all service requests from Owners and respond to and reasonably correct matters related to such request.
  • Contract Services.  Subject to prior approval of the Board, BTL may contract with any person, company or entity for pest extermination, plumbing and electrical repairs, or other services as the Board directs in the performance of regular ongoing maintenance.
Capital Reserve Projects
 
The Board of Directors will provide the oversight of capital improvement projects, renovations of common areas, or projects which are deemed to be outside of regular maintenance.

What is AppFolio?
AppFolio is a web portal that provides the Board and owners with a single access point to Association information.  It will allow owners to receive and review condominium association dues, schedule, and pay their dues, fees, or other charges more conveniently.  It is also a way for Branson Tri Lakes Property Management and the Board to provide information and keep you informed on issues that you care about.
 
Do I have to use the portal to pay my Association dues?
No.  You may continue to pay your dues or fees by whatever method you have been using.  The portal is a convenient tool that Branson Tri Lakes Property Management is providing to the Association.  The Board encourages all owners to use the portal.  
 
Who pays for the portal technology?
Branson Tri Lakes Property Management.  The cost is included in the property management fees paid by the Association.
 
Am I charged a fee for using the Portal?
No.  There is no cost to use the Portal unless you chose to pay using a debit or credit card in which case there is a convenience fee charge.
 
Can I pay for an entire year of Association fees?
Yes.  Your payment will be received as a prepay and will be shown as a credit on your online account.  You can access your account anytime by logging in to your portal account.
 
I own multiple condominium units at Paradise Point.  Do I have separate logins for each unit, or can the accounts be linked together?
You do not have to have separate logins.  Your accounts can be linked together with a single username and password. Please contact Branson Tri Lakes Properties Management to assist you in setting up and linking your condominium units.
