For a life-threatening emergency call 911.  If you have a general emergency that is regarding the Condominium Association, please call a Board member.

Trash Disposal Rules and Regulations
 
Restricted Access.  No one under 18 years of age is allowed to enter trash compactor room.
 
Hours of Use. Please limit the disposal of garbage between the hours of 7:00 AM and 10:00 PM. 
 
Bag All Garbage/Trash.  Place all household garbage and trash in plastic bags and tightly secure the bag to prevent leakage.  
 
Disposal of Trash.  Place secure bagged trash into the trash compact or trash chute.  Do not leave any trash on the floor of the trash compactor room.
 
Prohibited Items.  
  • Large Cardboard.  Large cardboard boxes must be broken down, flattened and placed in the trash dumpster near the garages behind the the miniature golf course.
  • Hazardous Materials.  Hazardous materials ((flammable liquids, such as gasoline, use oils, empty propane tanks, etc.) shall not be disposed of down the trash chute, placed directly into the trash compactor, left in thre trash compactor room or in any common areas of the buildings.   
  • Construction Materials.  The owner is responsible for the actions of their delivery people and/or contractor personnel.  Make it clear to them that they are responsible for removing any trash they bring or create.  No construction material may be placed in the dumpster near the garages.  
  • Other Materials.  The disposal of unwanted items and/or trash in any form (old tires, car and boat batteries) in any common area, including the trash compactor room is prohibited.
Report Problems.  Report all issues with the trash compactor and blockage in the trash chute is not working or the trash chute is blocked to Branson Tri Lakes Property Management by calling (417)

Pool Wrist Bands. The use of the swimming pools is limited to owners and guest at Paradise Point Resort.  A valid pool wristband must be visibly worn by ever person as a condition of entering the pool area and using the pool facilities.  There are no exceptions.
 
Owners may request wristbands from the reception desk located in Building Nine.  No wristband(s) will be issued to the guest of owners.

Proxy Cards
Proxy cards that will grant you access to the indoor pool and fitness center maybe obtained from guest services desk located in Building Nine.

Mailbox and Storage Unit Keys
The Association is not responsible for mailbox and storage unit key distribution.  The previous owner should give you the keys at closing.

Building Five Garage Door Openers
The Association is not responsible for garage door opener distribution when a unit in Building Five is sold.  The previous owner should give you the garage door opener(s) at closing.  If you need to replace a garage door opener, please contact Branson Tri Lakes Property Management.  The cost to replace a garage door opener is $50.

Property Use Restrictions
The Supplemental Declaration of Condominium  published on the "Governance"  webpage is a legally binding document that was officially recorded and filed with Taney County Record of Deeds on August 17, 2004. 

Use and Occupancy.  The Supplemental Declaration of Condominium filed for record with Taney County, Missouri states no owner may rent there condominium unit for a period of less than 30 days.  

Decoration, Maintenance, Alteration, and Repairs.  The common elements, , including without limitation the Limited Common Elements, shall be maintained by the Association..  The owner of any condominium unit as which any limited common elements are appurtenant shall have no right to modify, alter, repair, redecorate, improve, or take any other similar action with respect to the limited common elements.  Limited common elements are owned by the Association and include, but limited to includes entranceways, patios, balconies, windows, doors and exterior walls.

General Code of Conduct
  1. Every member and guest shall treat all other members, guests, visitors, and the staff of Paradise Point Resort with courtesy and respect.  Insulting, lewd, vulgar or impolite behavior are expressly prohibited.
  2. Every member and guest shall treat the physical properties of Paradise Point Resort, the Association, and other members with due care and respect and shall not knowingly cause damage to any of them.
  3. In all matters involving safety of persons or property, or other emergency, every member and guest shall obey the instructions of responsible members of the staff at Paradise Point Resort and the Association.
  4. Every member and guest shall follow and comply with all of the Associations Rules and Regulations, and with the Rules in this Code of Conduct.
  5. Every member shall inform his/her guest of all provisions of the General Code of Conduct and shall be responsible for any breach thereof by any of his/hers guest.
Fire Prevention
  1. Charcoal grills, wood burning grills, smokers, or any device with combustible material are not allowed on any patio or deck.
  2. Propane heaters are not allowed on patios and decks.
  3. Fireworks of any type are PROHIBITED at Paradise Point Resort
Safety
  1. Any condition that is determined by a governmental official, Paradise Point Resort Manager, or Association Board member to be a hazard to public health or safety must be immediately corrected by the Member or the Association can remediate the hazard and bill the Member for the cost.
  2. Hunting and discharging any weapon is prohibited at Paradise Point Resort.
  3. Remote control aerial device (drone) cannot be operated from Paradise Point Resort property without written approval from Paradise Point Resort Manager.
Pets
  1. All pets must be properly licensed according to State, County and Municipal laws.
  2. It is the responsibility of the handler to pick up and properly dispose of all dog feces.
  3. All dogs must be on a leash and under the control of their handler at all times when not in a condominium unit.
Contractor Hours
Contractor hours have been established at Paradise Point as a means of attempting to reach a happy medium between the needs of various Contractors to get their work completed and the needs of owners to enjoy their condominium.  The following are the hours when Contractors are currently permitted:
 
Monday to Friday from 8:00 AM to 5:00 PM
Saturday and Sunday from 8:00 AM to 4:00 PM
